As a renter in the Mirimar Arms Condominiums, you are responsible for following the Rules & Regulations that were supplied to you when you signed your lease.
As a landlord, you or your representative is responsible for making sure any tenants of your property are aware of the condominium Rules & Regulations, and that those rules and regulations are included in the lease agreement in some way, shape or form.
When there is a violation of the Rules & Regulations, either a phone call is made or a letter is sent out notifying the owner of the unit guilty of the violation. This letter can be followed up with fines levied against the owner if the problem persists.
Yes, if you are the owner, and your tenant is in violation, you, the owner, are held responsible and fined, not the tenant.
Details about violations, fines, and how fines are levied are covered in Florida Statute 718.303. Follow this link to read all about how the condo association can legally handle fines according to the State of Florida.
